Houses of 1.5 floors made of blocks. Projects of one-and-a-half-story houses (Selecting a project). Dear clients of our company

Take a look at our home furnishings. Our advantage is that we have improved equipment, unlike other companies that skimp on quality. Our insulation for all houses and bathhouses is 100 mm, while others do not have 50 mm. The floor joists of the 1st floor are made of 150 × 100 mm timber, while other companies use 150 × 40 mm boards. We have sets of door handles for both bath and panel doors, while other companies simply skimp on such little things. We value our reputation and try to be as affordable as possible in terms of quality and prices so that our customers are satisfied with their choice. In this situation, the contractor saves his money for his own benefit, and the customer loses the quality of his home or bathhouse. This is not much information we shared with you, but the choice is only yours. Sincerely, company management.

Many people choose to buy a house on one and a half floors, since such projects have a number of advantages:

  • Saving. A full second floor requires more expense than an attic space adapted for human habitation;
    Comfort. The attic is no less comfortable than an ordinary room; during construction, the roof elements are additionally insulated;
  • Ecological cleanliness. One-and-a-half-story buildings, so popular in Moscow and the surrounding area, will be as safe for humans as other houses made of timber

Housing of this type owes its name to the fact that the first floor, made of logs or timber, is significantly higher in height than the second, the walls of which are made of wooden panels. The area of such a building is no less than that of a two-story building, but the cost of a one-and-a-half-story house compares favorably with its competitors.

Projects of houses made of timber up to 100 sq.m.

In our catalog you will find ready-made projects of houses made of timber with an area of 6x9 meters. By choosing one of them, you can find out the cost of building a 1.5-story building, get acquainted with the layout diagram and other accompanying information.

For building a house up to 100 sq. m you can use different types of wood:

  • Larch, cedar. An expensive type of wood, characterized by good characteristics and giving the house a unique microclimate;
  • Conifers. One of the most affordable varieties with a beautiful texture. Needs additional treatment with antiseptic compounds;
  • Linden. This wood continues to be used in construction, but it is not very suitable for residential buildings; instead, it can be used in the construction of a bathhouse;
  • Oak. The material is very difficult to process, so 6x9 houses are rarely built from it. In terms of its strength characteristics, it is close to natural stone, but at the same time continues to “breathe” and retains heat well.

We use the most modern construction technologies, so each house created according to our designs will fully comply with the climatic conditions that characterize Moscow and its surroundings.

ABOUT THE EQUIPMENT

Our clients are offered inexpensive basic equipment for shrink-wrapped construction, which allows you to initially put the frame of the house under the roof, and then begin finishing work. If necessary, the company’s specialists will calculate the cost of additional options.

The cost of this house is calculated taking into account classic sawn timber 150 x 150 mm and profiled timber 145 x 145 mm. At the request of the client, the log house can be built from larger timber. For the construction of country houses, in most cases, profiled timber 145 x 145 mm is used. Houses built with timber wall thicknesses starting from 195 mm (200 mm) are ideal for year-round living. Increasing the thickness of timber walls will reduce the heat loss of the building. Each of the proposed types of timber has its own advantages. For example, beams processed mechanically using special equipment receive a geometrically even shape on the outside and inside and have a smooth surface, which will significantly reduce the cost of finishing work in the future. In modern house construction, dry chamber-drying timber is increasingly being used, the properties of which make it possible to begin interior or exterior finishing immediately after assembling the house kit.

The price of building a turnkey house is calculated individually.

For the manufacture of house kits from timber, environmentally friendly wood from the Kostroma region is used.

Stages of building a house made of timber

Foundation installation

The foundation for a house should be selected based on the characteristics of the building site and the size of the log house. When building houses from timber, various types of foundations are used. The choice of foundation type may depend not only on financial costs, but also on the individual characteristics of the area. In some cases, it is necessary to conduct engineering geological surveys, during which the properties of the soil are studied and the location for construction is determined. Timely geology of the site also allows you to avoid mistakes at the initial stage during design and select the appropriate type of foundation for the structure.

Assembling a log house

The assembly of a log house from timber (profiled timber) can be done at any time of the year. To build a house, timber 150 x 150 mm or profiled timber 145 x 145 mm are often used. If necessary, our company can build a larger house from timber. Jute fabric is used as inter-crown insulation in the construction of log houses. Our company also invites you to order a log house made from chamber-dried timber, which is currently increasingly used in private country construction.

Roofing

Currently, a variety of roofing materials are used in the construction of timber houses. The most popular are metal tiles, ondulin and soft tiles. The basic package for building a house includes temporary roofing with roofing felt. If the customer wishes, the company’s specialists can carry out installation work using the most modern roofing materials, immediately after assembling the frame of the house. The cost and timing of the work depend on the complexity of the design.

Shrinkage of a log house

The frame of a house made of ordinary or profiled timber of natural moisture must be settled and shrink before finishing work begins. During the shrinkage process of a log house, the wood shrinks naturally. In addition, a slight decrease in the linear dimensions of structural elements may occur. The technological break after assembling the frame until finishing can last up to 6 months. Modern wood processing technologies make it possible to produce a house kit from chamber-dried timber.

Turnkey house finishing

The final stage of construction is the final finishing of the house on a turnkey basis. The cost of finishing work directly depends on the materials used. During the interior and exterior finishing of the log house, the walls are sanded and painted. The finishing process also includes: insulation of ceilings and floors; production of casing of door and window openings, their installation and cashing. Lesoresurs specialists will provide high-quality installation of windows and doors, installation of a drainage system and hemming of roof overhangs, as well as wastewater treatment plants, at an affordable price.

POPULAR PROJECTS

It often happens that the plot size is not enough to build a one-story house, and there is no need for a house with two full levels, and not every developer can afford it financially. In this case, the ideal solution would be to build a house with one and a half floors.

The cost of houses with level differences is much lower compared to two-story houses; they are easier to build and have less load on the foundation. The construction process itself will proceed faster, and this will ensure that the owner moves into the long-awaited home as quickly as possible.

Features of one-and-a-half-story houses

What is it? This is a layout option in which one part of the house is designed on two levels, and the other on only one. In this case, the living room, kitchen, dining room - premises related to the active zone are located in the part that has a height of one floor. Bedrooms are usually located half a floor above the daytime area, and various technical and auxiliary rooms are located below. Thus, we get an increase in the usable area of the building on the same square meters of land.

307A “Majestic” is a modern cottage with a garage, one and a half floors.

If you plan to use the space under the roof, you should distinguish the attic floor from the semi-attic floor, the height of the walls of which, as a rule, does not exceed 80 centimeters.

Category content

  • and - projects in which the living-dining room is at the zero level, and the bedrooms are located 1.3 meters higher. The base is lowered by 1.5 m and is designed to accommodate a sauna with a relaxation room and utility rooms.
  • The area of the basement can vary with the same functional load and be larger, as in a cottage and with a double-height living room, where the attic is equipped with a billiard room and there are two storage rooms.
  • Due to the differences in level, the house can have a lot of amenities, including a garage, which is part of it, while part of the living room space can be designed as double-height, as in. A garage designed for two cars is also possible, as in the modification of the project -.

One of the advantages of a one-and-a-half-story home is that there is no need for multi-step stairs, which can be a problem for older people and dangerous if there are small children in the house.

Depending on your financial capabilities, discussing your requirements for future housing, and also considering the proposals of our architectural and planning studio on this website, you can choose the project you like from ready-made options. It is possible to make the necessary changes at your request, if they are not very deep. In the latter case, we can create an individual original project for you. In each option you will receive a complete package of drawings and documentation necessary for construction.

Our team liked the project - after all, such unusual and stylish solutions are always a professional challenge!
    We prepared estimates for Ilya and developed unique design solutions - all this allowed us to implement this project! What was done

    What does it cost us to build a house? Indeed, having a team of professionals and knowledge, building a house from scratch is a matter of time! But sometimes the task is more difficult! We have introductory ones - an existing foundation, or buildings on the site, extensions to existing buildings and much more! For the Matsuev family, this was precisely the difficult task. They had a foundation from an old burnt house, and a landscaped area around it! The new house had to be built in a short time on the existing foundation. Dmitry and his family had a desire to build a new house in the high-tech style. After careful measurements, a design was made that took into account the old layout, but had a new modern form with interesting innovations! The house now has an entrance area where you can sit at a table on cozy evenings and a complex but possible in our area exploitable roof. To implement such a roof, we called upon our knowledge and modern building materials, LVL beams, fused roofing and much more. Now in the summer you can have an unusual dinner on such a roof or watch the stars at night! In the decoration, our architect also emphasized the minimalistic and graphic high-tech style. Smooth plastered walls with painted plank details, and wooden beams at the entrance added personality. The inside of the house is decorated with imitation timber, which is painted in different colors depending on the purpose of the room! Large windows in the living room kitchen overlooking the site created the desired effect of illumination and airiness of the space! The house of the Matsuev family has graced our photo gallery in the section of country architecture in the high-tech style, a style chosen by brave Customers with excellent taste.

    When you decide to become the happy owner of your own home and move to a new home for permanent residence, first of all you think about what the house will be like; what to build it from; how much will it cost and most importantly, WHO will do all this?
    Alexander came to our company with the desire to move to his own country house. He liked the Avignon project and there was already a strip foundation on the site. After the initial visit to the site, measurements and inspection of the foundation, we gave our conclusions and recommendations. Strengthen the foundation, change the project and adapt it to the size of the existing foundation! After agreeing on the cost, it was decided to build in winter. Alexander received a gift of reinforced concrete floors, one of the leading construction teams and a house according to the design he liked, which stood on a plot with exterior finishing by spring! Alexander observed every stage of construction, regularly visiting the construction site and was pleased with the result, and we were pleased with our work. It was decided to build the house from aerated concrete blocks so that the future handsome country man would delight the owner for decades! The customer voiced his wishes for finishing - and we, in turn, brought everything to life. Thanks to detailed visualization of the project, each element of the exterior decoration is a member of a friendly ensemble! Bavarian masonry, as the final stage of exterior decoration, looks noble and thorough. Without a doubt, such a tandem - aerated concrete and brick - can easily be called the best solution in the field of stone housing construction - warm, affordable, beautiful, reliable. Modern technologies have advanced so much that such unique configurations become available in a short time, because we built this project over the winter months. The main thing is to have the necessary knowledge and constantly replenish it!

    What was done

    When Customers come to us with bright, modern ideas for their future home, we become doubly excited! After all, working on a new stylish project is always interesting and a challenge, how to implement all the bold ideas from a constructive point of view, what materials to use? Vladimir bought a plot of land with picturesque views of the Oka bank! This view could not be ignored, so a dizzying terrace (51.1 m2) and a large balcony, oriented towards beauty, became an indispensable attribute of the future house! Vladimir wanted to relax in nature in a wooden house, but it was necessary to build a house in a short time, and frame construction technology became the ideal solution for such problems! If we’re going to be different, it’s in everything! The house was made even more spectacular by the vertical finishing of imitation timber made of durable larch, painted in natural shades with emphasized wood texture. Laminated windows complement the modern look of the house! It turned out to be an excellent country house, with highlights and at the same time incredibly functional.

    It all started with an individual project found by the Customer’s family on a European website. It was with him that she came to our office for the first time. We made preliminary calculations for the project, took a tour of the existing construction site, shook hands and work began to boil! The architect improved and adapted the project to the site and the Client’s family; the foreman “planted” the house on the site. Based on geological surveys, it was decided to place the house on bored piles. The frame grew in a few weeks, then the roofing, insulation, exterior finishing! Over the winter, a house grew on the site. The customer invited a third-party technical supervisor who monitored the process independently of our multi-stage control. The color for painting the imitation timber was selected by our manager and here in front of us is the bright and cozy country house of the Pushkov family’s dreams!
