Options

When designing residential buildings, contractors must provide hydrants to ensure fire extinguishing. Between the long parts of four-story buildings, the distance must be at least 20 m, between them and the ends of buildings with windows - at least 10 m. These gaps can be reduced provided that the standards of illumination and insolation are observed, and also if the premises are not visible from one window to another. Buildings with apartments on the lower floor must be located indented from the red line. Along it it is allowed to place buildings with built-in or attached areas for public purposes. Recommended ceiling height is 2.8 m.

Entry group

The design of residential buildings includes inclusion in the plan:

  • Tamburov. They can be double or single, depending on climatic conditions.
  • Lobby area.
  • Premises for the duty officer at the entrance.


When planning the entrance group, it is necessary to provide freedom of access to the home for people with limited mobility in accordance with the requirements prescribed in SNiP 35-01.

Lobby

These premises in apartment buildings, except for blocked ones, are divided into built-in/attached, located separately or on a partially unbuilt ground floor. The layout of the lobby may vary. In practice, options are used for placing vertically running communications relative to the node in a structural and planning cell adjacent to or opposite the staircase-elevator system.

Duty room

It must be placed so that it can be used to monitor the entrance door from the vestibule to the lobby. If the latter is not provided in the structure, then visibility of the passages to the stairs must be ensured. A video system can be installed. In the premises, it is necessary to provide for communication with the dispatch service, and, if there is an appropriate indication in the assignment, with the apartments.

Subscriber cabinets

In apartment buildings, except for blocked ones, it is recommended to place mailboxes in the lobbies (in the absence of an elevator) on the intermediate or main landing on the ground floor and in the passage to the steps. When installing cabinets, it is necessary to take into account their dimensions. They are hung on walls or installed in special niches at a height of at least 60 cm from the floor. It is not recommended to install cabinets on surfaces adjacent to apartments.

Storerooms

Outside utility rooms may be provided on the ground, first or basement floors. Their number is determined by the design task. There are corridors in front of the storerooms, the width of which is at least 1.1 m. The premises themselves must have a fire protection system.

Apartment

It is considered the main element of a residential building. The apartment may have rooms for different purposes. They can be residential, open, utility. Each apartment is provided with utility networks. When designing the electrical supply of a residential building, it is necessary to determine the entry points of the wiring into each room. In apartments for social purposes it is allowed, and in other types of objects it is recommended to arrange open spaces. These include, in particular, terraces, verandas, balconies, loggias, etc.


The apartment must meet the needs of a particular person and satisfy the needs of the family as a whole. This fact determines the duality of the requirements for such premises. Apartments should be isolated from each other, but individually they should form a single space.

Rooms

They are intended for direct human habitation. The rooms are considered the main part of the apartment. They are divided into types depending on their purpose. Just 50 meters from the last buildings of the residential complex there is a lake, surrounded by a forest, so its area can safely be called environmentally friendly - and even the nearby railway and Dmitrovskoye Highway are not an obstacle to this.

The Catoire residential complex differs favorably from many of its competitors listed in this article in that the apartments in it are rented out immediately, ready-made. You can take at least a studio of 29 square meters, even a three-ruble rent of 80, and it will already have everything you need for life, except perhaps for furniture. In the same way, the residential complex will have all the infrastructure necessary for a comfortable life - shops and pharmacies, sports and playgrounds, a kindergarten and a shopping and entertainment center. Buyers of the first phase of construction should receive the keys to their apartments this year, and the second, with Euro-format apartments, has just gone on sale and should be completed by the beginning of 2020. The cheapest apartment in Catuara costs 2 million rubles, the most expensive of those already on sale is 4.6 million.

The Andersen residential complex, located on the territory of New Moscow, was invented back in 2013, but since then it has changed a lot. At first it was supposed to be a completely low-rise business-class facility, but now it has two relatively tall buildings of 8 and 9 floors, and the class has changed to comfort. However, if you believe the developer, this does not mean a decrease in the quality of Andersen and only affects prices. And this is still mostly a low-rise residential complex - several dozen houses already commissioned in Andersen reach only three floors in height.

In monolithic brick houses, made in high-tech style and differing from each other only in some external details, buyers are offered apartments with one, two and three rooms, with or without finishing, and rare options even come with furniture from the developer. In addition to all this, along with the apartment you receive many social and commercial infrastructure facilities and a forest right on the territory. It’s not for nothing that a couple of years ago “Andersen” was recognized as the best residential complex in Moscow! Although most of the complex is already inhabited, you can still buy housing in it - the developer is asking 73.8-120 thousand rubles per square meter, 3.1-11.2 million per apartment.

The low-rise residential complex “Sampo”, designed with the participation of the Finnish design bureau “Jukka Tikkanen” and built by the Finnish contractor, the Lemminkäinen company, is located in the Istra district, near the village of Pavlovskaya Sloboda. Despite the fact that the project belongs to the comfort class, and all the houses in it are monolithic panels, they look very nice - apparently, this is due to the Finnish quality. The apartment stock is represented by one-room apartments, two-room apartments and three-room apartments; they can be purchased immediately with finishing. Gas boilers and stoves are installed in the kitchens, which is already rare for new buildings. One square meter in Sampo now costs from 67 to 97.4 thousand rubles. The cheapest apartment can be bought for 2.3 million, the most expensive - for 7.2.

The residential complex, also known as the resort city, “May” is 21 residential buildings of varying number of floors near the urban-type settlement Gorki Leninskiye in the Leninsky district. All these houses are monolithic brick, multi-section, from three to five floors in height. The vertical lines of the facades seem to make them slender, but convex balconies and terraces stand out on the sides. Although, compared to other heroes on our list, “May” is located quite close to the Moscow Ring Road, 10 kilometers away, there is only nature around it - a forest, a grove, a pond, a museum-reserve with rivers and lakes. Even in the neighboring village, the infrastructure, alas, is almost undeveloped. It’s a little better in Vidnoye, but it’s 15 minutes away by car. Therefore, in “May”, commercial facilities will be placed on the first floors of residential buildings, as well as a kindergarten and an elementary school.

The complex has 1,680 apartments, including studios, one-room apartments, two-room apartments and a few three-room apartments. All come without finishing, but some are attractive due to their rare characteristics - some with two levels, some with terraces, some with a usable roof... Many of the May houses have already been commissioned, but others will have to wait - for example, buildings from 11 to 18 will only be commissioned in second quarter of 2020. For a square meter they ask from 72.2 to 112 thousand rubles, for an apartment - from 2.6 to 9 million.

Another low-rise comfort-class project “Malaya Istra” is located in the village of Vysokovo, Istra district. As we have already understood from this list, people choose an apartment in a low-rise complex in the Moscow region not for beauty salons, restaurants and cinemas - they come here for the environment. In Vysokovo the ecology is excellent - there are no industrial plants nearby, instead there is only a forest. At the same time, Volokolamsk Highway is only 400 meters from the complex, that is, getting to Moscow is not so difficult, it is 32 kilometers away. But the complex will definitely need its own infrastructure, because now there is practically nothing in the village of Vysokovo - and what is there is clearly not enough for new residents. The developer has planned two shopping centers, a sports complex, a kindergarten and a school, walking areas, children's and sports grounds.

Residential complex “Borisoglebskoye” from “StroyInvestTopaz”

The comfort-class residential complex “Borisoglebskoye” is being built 40 kilometers from the Moscow Ring Road - in the Troitsky administrative district of New Moscow, near the village of Zverevo. This is a truly big project, albeit a low-rise one. Within its framework, 219 residential buildings and many infrastructure facilities will appear - schools, kindergartens, business and shopping centers, even an Orthodox church. The Troitsky district, rich in nature and attractions, has been built up with dachas and cottages for a long time, and the time has come for it to accept an apartment project. In total, Borisoglebsky will have 2,583 apartments. Just think about these numbers - 1110 one-room apartments, 1061 two-room apartments, 412 three-room apartments.

Unfortunately, the facility has not escaped the common problem of provincial low-rise residential complexes - it was started back in 2012, it is being commissioned very slowly and gradually, and has still not been commissioned yet, although the first building permit was valid until the end of 2015. Well, the delay, which the prosecutor’s office drew attention to, is compensated for by prices - in August, the Borisoglebskoye residential complex was recognized as the most budget-friendly new building in New Moscow. A square meter here costs from 63 to 84.9 thousand rubles, an apartment - from 2.4 to 5 million.

Between Serpukhov near Moscow and the village of Skrylya, a large comfort-class residential complex is being built with the village of the same name called “Skrylya”. The construction, divided into two stages, is already at least half completed - many apartments in the first buildings have been sold out, leaving only studios, one-room apartments and two-room apartments. The maximum available area is 61.6 square meters.

Conclusion

It is logical that low-rise residential complexes are built faster than others. Unfortunately, for some reason this logic doesn’t work in reality.

One of the main trends in low-rise residential complexes is long-term construction. “Sports Quarter”, “Novo-Nikolskoye”, “Maryino Grad” and “Berezovaya Roshcha” - all should have been built a couple of years ago, but are still not ready.

Delivery dates for some complexes from our list (for example, “Little Istra”) We have also already been postponed - we hope that they will be built someday. Buyers of apartments in low-rise complexes (however, as in any others) are not insured against unreliable developers. A complex of two tower-type houses standing on a 3-story stylobate has been designed: its premises are supposed to be rented out for public needs. We are talking about a luxury residential facility. Monolithic reinforced concrete is used in the stylobate part, and the high-rise part is supposed to be constructed using a system of ventilated facades covered with aluminum panels of different sizes.
